What is the Place of Gayrettepe in Beşiktaş in Residential Life?

I have been working as a real estate agent in the Gayrettepe region since February 2020.
As of November 2023, I will focus on upper segment real estate across Beşiktaş.
I recently started living in Gayrettepe.
I have been following housing price increases in Beşiktaş in general and on a neighborhood basis on a monthly basis for about 18 months.
As a standard, housing price increase in Gayrettepe is one of the regions with the least increase in Beşiktaş.
I observe this in practice as well.
Previously, new building flats in a central location in Gayrettepe were sold immediately.
Recently, the demand for even them has dropped very strongly.
The main feature that makes Gayrettepe stand out compared to other regions of Beşiktaş is that it offers both residential and commercial living space in the main artery of Istanbul.
Gayrettepe Göktürk Istanbul Airport metro line, which was recently put into operation, also added value to the region.
My prediction is that since most of Gayrettepe's population is in the elderly category, they make decisions much slower and less. They prefer to maintain their current situation.
I think that as urban transformation accelerates in Gayrettepe and new projects continue to come, the attractiveness of the region will increase.
