What is the Housing Price Level in Beşiktaş Gayrettepe Region?

Current housing sales statistics have been announced.
House sales in Beşiktaş, which were 204 in October last year, totaled 219 this year.
When I examine the house price increases, in October 2023 compared to October 2022:
• 103.3% increase across Türkiye
• 89.7% increase throughout Istanbul
• 62.3% increase in Beşiktaş district
• 47.6% increase in Gayrettepe region
In the same period, the dollar increased by 51.9% and gold increased by 84.3%.
Housing prices in the Gayrettepe region have been noticeably below those of Istanbul and Beşiktaş for a certain period of time.
I think the main reason for this is the high number of old buildings in the region.
People do not prefer old buildings for both life safety and to avoid the uncertainties of possible urban transformation in the future.
New buildings are very few in the region and those who want to sell are rare.
